Originally designed by TWIST as a retail building, market demand and the economy forced our client to re-visit the project to determine highest and best use of the property. After a quick analysis and working with a commercial broker it was determined that Medical Office was highest and best use for the property. TWIST was commissioned to develop a spec medical office building, utilizing the existing retail building design. Concepts were developed using 3D graphics to help the developer and contractor TWIST

understand the design changes and to enabled the developer and broker to have a high quality visual to show potential tenants. The site was maximized to get the largest amount of quality, usable space and park at just under 5/1000 stalls per square foot meeting market and city requirements.
