TWIST worked with a developer to move a tenant from an inline retail center to a standalone building, in the Gateway Design District of Redmond. Prior to looking at design options TWIST worked the developer and a team of consultants to create a new parcel within an existing binding site plan. Once approved by the City of Redmond, the team looked at several site designs, taking into account existing site characteristics, utilities, parking and site lines to and from existing retail tenants to decide the best building location. The next step was to develop the building design for a TWIST

turn-key deal for the new tenant and create drawings for the Redmond Design Review Process. TWIST utilized 3D graphics to illustrate the design, exterior color scheme, parking and landscaping. The project was approved by the City of Redmond.
