Starts with a piece of dirt and a vision! Our job with our client’s goals, is to illustrate graphically how a site can be used to achieve highest and best use, while understanding the market for return on the investment.
This initial design phase has several parts that will define viable development directions; entitlements, topography, soil conditions, natural lighting, access, utilities, building and zoning codes, demographics and demand. Most developments are well calculated, making this a very important part of the go-no-go decision.
These analysis and recommendations will form the basis for a master plan that illustrates how projects may be implemented all at once or in phases over time.
